HOW MUCH ABOVE (OR BELOW) CV ARE PROPERTIES SELLING?

This is a question many are wondering given the media coverage on the value of property in Auckland, so we thought we'd run some numbers and came up with the following observation:

Locality: West from Freemans Bay to Pt Chevalier, South from Herne Bay to Kingsland. Including Grey Lynn, Ponsonby, Westmere and Western Springs.

Duration: The last 3 months of sales (September, October and November 2022)

Property Value: Above $1.5m

Number of sales observed: 81

After applying the criteria above, we observed that the property at the median sold for 11.2% below the 2021 CV.
