This week, the final episode of the season of popular Australian reality series "Selling Houses Australia" aired on TVNZ.
The show looked at how to add value to a property prior to sale, case studying a variety of properties and budgets.
One of the most common questions we are asked by potential vendors is "what can I do to my property to maximise it's value in the market?" Essentially, the same question posed in this TV show.
As we are dealing with a number of active buyers in the current market, we get a pretty good idea about what people are looking for, which we can share with our vendors-to-be.
Some ideas include:
Increase light
removing/replacing old curtains/drapes
painting rooms in a lighter colour
replacing lighting
staging with appropriate lighting
Remove clutter
Upgrade fittings
Cupboard door handles in the kitchen can be a low-cost win
Reduce laundry size (particularly in older homes)
Tidy/landscape garden areas
There are many other ideas - many specific to the property and/or budget.
