EVERYONE WANTS THE SAME HOUSE!

It's been very interesting watching the 2025 market emerge.  Now that "all of the public holidays are out of the way" this weekend promises to be one of the biggest weekends of the year as far as new listings are concerned.

The sun is out, the holidays are over - but are the buyers out?

The answer appears to be - yes - for the right property.

Buyers have always purchased property through a process of exclusion - looking for a reason not to buy a property. 
Once a buyer has selected an area/suburb to purchase in, questions they typically ask are:

  • How much is the property? 

  • Why are they selling?

  • How long has it been on the market? and

  • Is there much interest in the property?

in addition, buyers may also exclude a property depending on the answers to these questions:

  • Is it in a flood zone?

  • What is the cladding?

  • Is it crossleased or freehold?

  • (With strata title) What are the bodycorp fees?

A property that appears to "tick all of these boxes" tend to have a bigger number of purchasers who will compete for the same home.

Many of these factors are out of a vendors control, but a good agent should be able to answer each of these questions to the satisfaction of a buyer, whilst also highlighting the advantages of the property.

An unbridled Network of agents who can bring extra purchasers to a property is another way to maximise price!
