Spring in Auckland means milder weather as summer teases us with the odd warm and sunny day, flowers start to bloom and the lambs start to appear in Cornwall Park.

In the world of real estate, spring means an increase in the number of invitations we get to appraise the value of local property.

This year, those appraisals will be a little different. Traditionally, we present a list of recent local sale prices, compare each of those properties to the subject property and then estimate its value.

This year, there are more market aspects to consider, including our observations of the challenges buyers are having in obtaining finance, the nature of the properties they are bidding on and the properties and marketing campaigns that are attracting the most buyers.

They say there are 2 reasons a house doesn't sell - "It's either price or promotion". Our job is to nail the promotion side of the equation to maximise the price.
