MARKET PREDICTION?
The most common question we are asked seems to be "what's happening with the market?"
Though no-one can really predict the market, what we can do is report recent:
Property sale prices,
Appraisal activity,
Reasons why some sales "fall over" (eg, is finance being refused? are properties failing builders reports? etc.), and
Specific "case studies" or stories of recent local sales, auctions, open home attendance etc.
Another interesting thing observation is how busy our property stagers and photographers are, as this can indicate the number of future properties about to hit the market.
This week, two of our local photographers reported a significant drop in the number of properties they are scheduled to photograph over the next couple of weeks when compared to the same time over the past couple of years.
We've also heard that banks appear to be ever so slightly more inclined to lend and that fixed term rates appear to be peaking.
Does this mean less local property being available to an increasing number of buyers? This will be an interesting spring/summer season to observe.
