Here are 3 reasons why, now might be a good time to sell your property.
If you're selling to move up - and you wait for prices to come up, the price of the property you want to purchase will also go up. Costing you more.
It's winter! Many vendors choose to wait until the summer months. Typically, this means more property on the market (ie, more competition) for roughly the same numbers of buyers.
If you sell now and "cash up", you'll be in the prime position to purchase when those other properties hit the market (typically in September).
We are seeing many agreements at the moment "Subject to the sale of [my] property" - whereas a vendor might be more tempted to accept a cash unconditional offer that may be lower.
In other words...
Sell and buy in the same market
Sell when there is less competition (and buy when there are more houses available), and
Sell now so you're a cash buyer
