SHOULD WE SELL THIS SPRING?
Traditionally, spring is one of the most popular times to list one's home for sale for a number of reasons including:
The weather is beginning to improve. Many people believe that their home presents best in the sunnier months, particularly if the home enjoys a good aspect that takes advantage of the sun.
Sell pre Christmas. As a marketing campaign usually lasts for 3 weeks (before an auction, for example) and and if we allow another couple of weeks to sell as a buffer, then marketing in September/October makes sense.
The normal time to settle a property is around 5 weeks, so with Christmas looming (dare we say it), selling in spring allows enough time to move before the end of the year.
Ready to buy. Selling now also gives people the advantage of being a "cash buyer" (able to make a unconditional offer, without having to sell) when more properties typically enter the market in summer (be that pre Christmas or ealy in the new year).
This year, there is a "spanner in the works" if you like, because of the election in October.
There is a cohort of potential vendors who will "wait and see what happens" with respect to the election and as such, we are expecting to see a larger number of properties come onto the market early next year.
Will all of this in mind, should one sell THIS spring?
Given the above, as it is likely there will be less competition in the market this spring and potentially morepropertyto choose from if one is looking to purchase this summer, spring should definitely be seriously considered as a good time to market onespropertythis year
